Common problem
Air Conditioner Leaking Water in Hillbank
Water pooling under an indoor unit or dripping down the wall is one of the most common air conditioner faults we get called to in Hillbank.
Most leaks trace back to a handful of causes, and most are fixable in a single visit. If water is running into plaster or carpet right now, call (08) 8246 6283 and we will talk you through shutting the system down safely. Our crew covers Hillbank and the northern suburbs day and night.
In detail
Why Your Aircon Drips Water
An air conditioner does not just cool air, it pulls moisture out of it. That moisture collects on the indoor coil and drains away through a small condensate line.
When anything interrupts that flow, the water has nowhere to go except your floor.
Older units. Homes through the older Elizabeth Heights pocket and the 1976 estate streets often run units well past ten years old, and their drain lines have had decades to collect dust, sludge and sometimes insect nests.
Newer builds. Homes along the eastern hills edge usually leak for different reasons, and installation faults top that list. Here are the causes we see most, cheapest to fix first.
Blocked condensate line
The most common cause by far. Sludge and mould build up inside the line until water backs up into the unit and overflows the tray. A proper flush clears it, and an air conditioning cleaning every year or two stops it coming back.
Dirty air filter
A choked filter restricts airflow across the coil, the coil ices over, then the ice melts and drips everywhere. This one costs nothing to prevent: check your filter monthly through summer.
Failed condensate pump
Some units, especially those where the drain run has to lift water uphill, rely on a small pump. When it fails, the tray fills and spills. The pump is a replaceable part, and the job is usually done on the spot.
Low refrigerant charge
A system low on refrigerant freezes the coil just like a blocked filter does. This is not a DIY diagnosis, because refrigerant handling legally requires a full ARC licence, which our team holds under ARC Licence L162586.

Checks You Can Do Before Calling
A few minutes with the unit can save you a call-out, or at least give us a head start.

Note the pattern
One local note worth knowing: the land here falls west toward Elizabeth, and on the upper streets some outdoor drain runs rely on correct falls to carry water away. If your condensate line was run without enough gradient, water sits in it and backs up. That is a fix we handle regularly.

When a Cooling Leak Needs Urgent Repairs
Some leaks can wait a day. Others cannot. Call us straight away if:
- Water is running down an internal wall or into a light fitting
- The ceiling around a ducted outlet shows a damp patch or bulge
- You can hear the tray overflowing while the system runs
- The leak is paired with an air conditioner frozen coil or ice on the pipes
Ducted systems deserve particular caution, because water entering a ceiling cavity travels along the plaster before it shows, and by then the damage is done. A ducted unit dripping from a vent is a same-day call, not a weekend project.
How it works
How We Fix a Leaking Split System
Whether it is a wall split or a ducted unit, the process is the same and the price is settled first.
- 01
Diagnose the cause
We trace the water, check the drain, the filter, the coil and the refrigerant charge, and tell you exactly what is wrong.
- 02
Fixed quote in writing
Under our Fixed Upfront Pricing promise, you get the full figure before any work starts. No hourly rates, no bill shock.
- 03
Clear and repair
Blocked lines get flushed properly, not poked at. Failed pumps get replaced. Coils get cleaned.
- 04
Test and hand over
We run the system through a full cooling cycle and confirm the water is going where it should before we leave.
If the unit is an original from the estate streets and the leak is a symptom of a bigger failure, we will quote repair and air conditioning replacement side by side and tell you honestly which one we would choose.

Air Conditioning Leak FAQs
Is a leaking air conditioner an emergency?
It can be, because water running down an internal wall or into a ceiling space damages plaster and wiring fast, so we treat indoor leaks as urgent under our Within-the-Hour Response, where availability allows.
Why does my unit only leak on hot days?
A unit pulling huge moisture loads out of hot summer air produces far more condensate, so a drain that copes in mild weather overflows once a heatwave hits and the line runs at full capacity.
Can a dirty filter really cause a water leak?
Yes, because a choked filter starves the coil of airflow, the coil ices up, and the ice melts into a puddle that looks exactly like a drain fault when it is really a maintenance issue.
Will the repair cost be quoted before you start?
Always, because we work to Fixed Upfront Pricing, so the technician diagnoses the leak, hands you a fixed quote in writing and no work begins until you have approved the figure.
